Basement apartments are not very attractive to renters unlike units on top floors where most will fight for it and would risk to be on the waiting list for the hopes of someone moving out soon.
Although basement apartments have its disadvantages, it also have many advantages.
There's also a difference between basement and garden apartments. Basement apartments are literally located at the bottom of the floor of a building while a garden apartment is located on the ground floor and has a direct path to the garden, hence the name. They're also not the same in terms of legality.


Advantages of Basement Apartments

It's Bigger

Oftentimes, basement apartments are bigger since they're under single family homes which is a plus compared to limited space you'll get in multi-family units.

It's Cheaper

So atop that it's more spacious, it's also less expensive. This can mean more savings for you and better ways to get comfortable to new surroundings first then rent or buy a top floor apartment later when you   have the means.

You Get To Enjoy Your Privacy

For busy people or anybody who isn't keen on interacting much, living in a basement apartment is a life saver. Windows in basement apartments are higher than average and even smaller. The entrance is separated from everybody's entrance giving you the chance to enjoy your solitude.

There Are No Stairs

This is particularly helpful for people with problems using the stairs because some aprtment units doesn't have elevators that tenants are forced to use the stairs. If you stay at the top floor and you have knee or foot problems then the stairs can pose as a threat but if you stay at the basement, it will be easier for you to go in and out of your space.

Disadvantages of Basement Apartment

They Have Lower Ceilings

Most if not all basement apartments have really low ceilings or tighter doorways but if you do precautionary measurements before actually sigining an agreement then you'll know if renting a basement apartment is alright with you.

Basement Apartments Are Noisier

It's common for basement apartments to be more chaotic than top floor units since they're just near the street so apart from the vehicles passing by there is also foot traffic to consider. Make sure that you wouldn't have a problem sleeping or wouldn't get distracted by the noise in a basement apartment including anyone in the family before signing an agreement.

Lack Of Natural Lighthing

Since basement apartments have smaller windows, it's a little hard for the natural light to reach all the corners of this kind of home. Some people really don't care if they get sunlight or not so it's really up to you if you and/or family is okay with or without it.

Temperature

Basement apartments tend to be cooler during summer months and a lot colder during winter months than other apartment units. Before you make a decision, ask your landlord if there's an existing heating equipment in the apartment or if you're going to be responsible for it. It's up to you to negotiate with your potential landlord regarding this matter.
