Things to Do Before Renting A House

Needing A Rental Agent and How Much the Cost Is

Needing an agent largely depends on where you live so make a comprehensive research as to whether you actually need one or not especially if you’re just new to the area. In case you need one ask in advance how much you need to shell out. In Philly, agents don’t necessarily ask for a fee. Most Philly agents get their commission or fee from the property owner. This is called “OP” for “owner pays.”

Lease Terms?

Know all the details about the lease you will be signing from where your lease starts up to when it ends. Before delving into other things this needs to be first in your list to guarantee that there is no communication barrier between you and your landlord.

And the lease agreement also makes sure you are protected as a tenant and your rights are met.
Lease agreement includes receipts, bills, etc. it also includes “how much the landlord is charging as security deposit.” And the amount to “be adjusted when you leave” also needs to be documented properly. Another thing to consider is the rent increase which needs to be included in the signing of the lease.

Deal With an Accredited Landlord.

It will be safe to talk to accredited landlords because some landlords who own various properties purposely let to students but rip them off. So it’s better to know you’re dealing with a professional landlord with a professional attitude. You can check online if there are local authorities and students’ unions that practice safe schemes that include accredited landlords.

Joining Tenants’ Union or Activist Network

There are local groups organized by private tenants and they work hand in hand to talk about issues and give good advices and support to their co-tenants. These groups act as the tenant’s representative as well. Find a group that you can join to protect your right as a tenant this way you can feel safe, secure and protected against things like rent hikes, etc.

Have Your Valuables Insured

Nowadays people invest on a lot of gadgets, jewelries and other expensive stuffs so you need to protect your belongings by having them insured. In case untoward incidents happen you know you are protected and you are rest assured that you’ll get enough money to replace the things you lost although sentimental value holds a different meaning.

Does Someone Need Access to the Unit you’re Renting?

If there is a repair or maintenance that needs to be done inside your apartment unit, it is your right as a tenant to be given proper notice 24 hours before it will actually happen and failure to do this means you are not obligated to open your door and let them in.

*These are the things you should be aware of before renting a house so make sure that everything you have talked about with your landlord is written in black and white.
