Submitting A Maintenance Request To Your Landlord

Untoward incidents happen whether we like it or not and whether we are prepared or not. Sometimes there is a faulty wiring, the exhaust fan over heats or the air-conditioning system keeps on making noise. Whatever it is, you need to let your landlord know and you need to make the necessary arrangement to request for a maintenance work.

Call Your Landlord

Call your landlord as soon as you notice there is something wrong. If your landlord is far away, you need to call the person that your landlord has enlisted to do the maintenance work.
If there is an emergency, look for you rental agreement and find the emergency maintenance number and have them work on it immediately.


Do A Follow-up in Writing

Often times you will keep calling your landlord for maintenance service and even after a few days they still haven't come yet. If after calling a couple of times a day and voice mailing and even dropping by their office, they still haven't done any repair; you need to file a formal request.
Go to your Tenants Union Office and fill-out the necessary documents to file for a request of maintenance work. Be sure to not forget any details.

Wait A  Little

Most maintenance issues are answered right away and the legal amount of time differs from state to state. If you need an appliance repaired, you need to give up to 72 hours for the maintenance crew to visit your place.

If you think that they are taking too long to do the necessary maintenance, you should look up your State's law so you know what your rights are regarding this matter.

*Whether or not it is a minor issue, your landlord is responsible for maintenance work that inside your property as long as it is clearly written on your rental agreement. If you feel you're problems are not being addressed properly, you have the right to complain about it as long as your reasons are valid.
