It is not that hard to build a good tenant-landlord rapport. If two people, in this case the tenant and landlord both know how to compromise and talk things through then they will have a smooth relationship after all, they will be a constant presence in each others' lives.
How do you maintain a good relationship between landlord and tenant?
As A Tenant
When Searching
Before you even search for a new place, know what you want, know what you're not going to compromise on and know the things you can bend on a little because this saves you and your would-be landlord time going back and forth and not meeting eye to eye.
As a tenant, you also have to know that there are amenities you're looking for that the property doesn't have so your requirements need to be reasonable to maintain a good relationship.
When Submitting
Regardless of your record, you should always give accurate and detailed information about your shortcomings. They say that "honesty is the best policy" and for good reasons; when you're being honest, the landlord sees your sincerity and might give you the benefit of the doubt as to why you have some problems with your credit, etc. Being able to communicate properly gives you the opportunity to explain yourself and prove that you are still a credible would-be renter thus a start for a harmonious relationship with the landlord
The Right Questions
When apartment hunting, you already know what your prerequisites are so asking the right questions to the landlords because "landlords and agents are not required to disclose some information that may be important to you". You want positive exchange of inputs and you want to get the answers you need to make you decide if this is the right rental for you.
Everything In Writing
You will be spending good amount money so it's just right to ask for what you want and demand for what is right and everything must be properly documented so both parties know their duties and responsibilities.
When Moving In
As a new tenant you have the responsibility to mind your belongings when moving in also being careful not to damage any of your new surroundings. Move in in an appropriate time of the day to avoid disturbing your new neighbors.
As A Landlord

Is your duty as a landlord to state out facts about the property to your prospective tenant. Assist him in anyway you can to ignite a positive relationship for the both of you. Tell him all the nice and working amenities of the property like a pool if you have one or an indoor gym, etc. It is fitting to talk about why this property is the right property for him.
When Submitting
Not all have good credit backgrounds but if your potential tenant is being honest about it then you can at least listen to his explanations and give him a chance if he seems like someone who will pay rent on time. You can do a background check but if there is a viable reason as to why he is running a little late in paying his debt then maybe there is a way for you both to compromise.
The Right Questions
If your potential renter is being honest with everything from his personal background to his credti background then you should be honest too. To have a good relationship between you and your tenant means being able to tell that this property doesn't have this and only have this and so on. By being honest, you gain his trust just like he gained yours.
Everything In Writing
You may have started building a good rapport with your potential tenant and now everything must be put in writing, why? Because sometimes people don't follow through; it maybe you or him or both but either way when everything is written down and properly notarized and there comes a day you're having some problems then you can both go back to the writing and be reminded of your duties to each other.
When Moving In
When your tenant is moving in, you can assist him in anyway you can making him feel at hometo his new surroundings that way your renter knows that you'll be happy to help any way you can.
*It's really easy to have a pleasant relationship as tenant and landlord. If you know your duties and responsibilities and you act on them making sure there is mutual respect then there will be no problems at all. Just be mindful of your roles and you might even become friends in the long run.
