Know if the neighborhood you want to live in is safe for you and your family members. You might also want to consider things like is it near a school if you have kids, is it near a hospital, are there any lifestyle center in the area, a sports gym and is it near your job?
Rules about Having Pets
If you have pets then this can be very important for you to talk about with your agent because there are some rentals that don’t allow them. You can also ask how many are allowed if you have a couple of them.
Release Clause in the Contract
• Break clause means “fixed-term tenancy can be ended at 6 months”.
• Release clause is somewhat similar but it includes you “paying a fee to release yourself from agreement at any time”
Wall Repainting
You’re moving to a new surrounding so it’s just right you want it look nice and it’s your right so talk to the landlord and ask if he will have the walls repainted before moving in.
Money to be Paid in Advance
Ask your landlord about advance rent pay because there is no “normal amount of rent to pay in advance”. Your landlord can ask “one month’s rent in advance although it could be more”.
This also applies to the deposit which is “also at the landlord’s discretion.
Terms and Condition
If there is something on the terms and conditions that you’re not happy with tell your landlord about it before you sign the tenancy agreement.
These can include the landlord’s duties to repair broken parts or areas of the unit you’ll be renting.
Rent increase
Know beforehand everything there is to know about rent increase because you wouldn’t want to experience sudden rent raise and this should also be in writing.
Whether You Are Moving Into a Room or a House You Still Have the Same Rights
As a tenant you are entitled to your rights unless you are not the one who signed on the lease then that’s a whole different story.
Everything Should Be Documented
This is a no brainier. Everything must be written down and properly authenticated so when problems arise you have signed papers that can validate your claims.
